PRE-PURCHASE INSPECTIONS

Our pre-purchase inspection is most thorough. The report provides: -

a comprehensive report which follows the Australian Standard - Inspection of Buildings (AS 4349.1, 1995)
a schedule of urgent and non-urgent defects with cost estimates,
a full explanation of the defects and a suggested method of fixing them,
free advice on the feasibility and cost of alterations and additions.

Most houses up for sale do have some faults and this is to be expected.

An analysis of a series of 100 house inspections revealed the following faults: -

Roof - timber damage, rot & structural failure, leaks, (35),
Foundations - settlement, differential movement, (48),
Electrical - damaged, faulty & illegal wiring, (21),
Smoke detectors - not installed, not working or wrong location, (39),
Plumbing - leaks, poor water pressure, blockages, (37),
Wet areas - leaks into walls and floors, 'cover-ups' (32),
Internal - structural defects, rising & falling damp, (45),
Doors & windows - latches, jamming, damage, (63),
External - cracking, site drainage, dampness, (52),
Termites & borers - roof and underfloor timbers, (6).

Some of the things we look for that are difficult for the average person to detect are: -

previous repair work that is disguising a structural defect, subsidence under areas of major point loads from the roof and walls which usually indicates a foundation problem,
high moisture meter readings in walls indicating rising or falling damp which usually means a drainage problem, a roof cover or flashing problem, or leaking water pipes.

Note that we are not licensed pest experts. Out report does not warrant nor guarantee that a property is free from pest infestation of any description (including termites). In the event that a purchaser requires such an assurance, then it is suggested that a licensed pest expert be engaged. Any traces of pest infestation that are detected are contained in the report.
